Hackney Council have invested over £5 million in the area transforming the archways into an East London "Carnaby Street" for fashion orientated businesses. None of the arches have planning for food or drinks, so whilst the new shops will increase the number of people in the area, it will not increase the number of pubs/restaurants.
The high school with 1600 students 100m from the property offers potential opportunity for day-time trade.
